Quotes - What’s the solution

A question we get asked all the time from


Landlords is “can I get a quote?” And of course they can because it’s their property and their money however there are some pros and cons and here they are;


Pro: you know how much the works will cost and can budget accordingly


Con: your tenant needs works completed and now has to wait for a trade to quote, landlord to approve (or request further quotes) and then the tradie to re book a time to attend.


So what’s the solution?


Some landlords believe that tenants can be unreasonable with their requests and some property managers believe this too, however try to think of it in another light. We find that tenants rarely request maintenance for the sake of it. 9/10times there is genuinely  a problem. So if it was your home would you want it fixed? Of course you would because you don’t want further damage occurring due to lack of upkeep or you want to ensure your tenant is happy in their home.


So I ask again, what’s the solution?


There are always those times where one small shower leak can lead to an entire underfloor needing replaced and these are the times that quotes are relied upon and encouraged. However for those small jobs is it the best option? In my opinion not always.


So………what’s the solution?


Set a budget. Decide how much you would be willing to pay for these repairs and request the trade quote if it’s going to be more. The pros and cons of this;


Pro: works completed for a pre budgeted cost


Pro: tenants happy as trades only had to attend on one occasion


Pro: maintenance attended to in a timely manner meaning no further damage can occur.


Con: I can’t find one…….can you.
